Edward Boyes of Nonyngton, gent conveys to Thomas Hamon late of Nonington, gent for £8-10-0.

Three peces of land which sometime were William Boyes’ deceased, great grandfather to Edw.  Boyes and now in the occupation of John Henegar,  3 acres 1 rood, in Nonyngton in the tenure of the manor of Estwell “commenlie cauled Seynt Albons court”  whereof:

One pece lyeth in the Horse Close, 1 acre 2 roods, to lands of the said manor S, N, & W,  and the hye waye E (now Cherry Garden Lane).

Two other pieces contain 1 acre 2 roods and half a rood lye next Androstraw and Esollbarow to the lands of the said manor N, lands of Edward Boyes, Richard Creke and Robert Wallshe S and E, the hye waye W. (now Sandwich Road ).
